The Defensible Space inspection is conducted separately and evaluates the cleared vegetation zone around the structure. California's Public Resources Code 4291 requires all properties in high fire hazard severity zones to maintain defensible space to at least 100 feet from the structure (or to the property line). The Tahoe foothills are designated high fire hazard severity zone — this inspection is mandatory, not optional.
A property that passes fire life safety but fails defensible space inspection cannot receive an STR permit until both pass. Budget time for clearing work if your property has overgrown vegetation near the structure.
Properties inside the city limits of Tahoe City, Kings Beach, or other Placer County municipalities may have different requirements. Verify your parcel is in unincorporated Placer County via the county GIS portal.
Applications go through the Placer County Community Development Resource Agency. Apply online at placer.ca.gov or in person. Bring proof of ownership, insurance certificate showing vacation rental coverage, and maximum occupancy declaration.
